The boom in flat development over the last 20 years has seen Docklands transformed in the wider area. Whilst office and shop development has been encapsulated by the splendour of Canary Wharf, the rest of the Isle has seen block after block of flat development. Each marked by their own idiosyncrasies and style and each presenting their own challenges.
Of course for many embarking on a life in a flat is a whole new experience and for some the responsibilities come as a shock and a surprise. Of course some people know everything and read every bit of fine print. But that is the beauty of the human race each and every one is different.
My favourite phone call ever was a chap phoning up after we had taken on the management of a new building and he said in all seriousness “don’t think there is anything you can tell me about property, I have lived in one all my life!”
We have had directors of resident management companies who want to dictate how leaseholders live their lives with one site not happy with shirts being hung in windows while ironing commenting that actually the inside of their flat looks a mess!!!!!!
If we could get lawyers to explain clearly the roles and responsibilities to leaseholders it may make flat living easier. But then again having got one lawyer who is unpicking how water charging was set up by the developer 10 years ago because it doesn’t accord with the lease, who knows!
