Trust is a funny thing. It is something that is earned and it can be broken in an instant.
Generally, I believe most people are good, however, there will always be an element driven by greed, but is that any reason to be driven by suspicion all the time?
We have taken on the management of a part of a much larger mixed-use site. Undoubtedly, the part we manage has an unfair service charge percentage, there have been major issues and problems throughout recent years, and there are some attempts to put charges through that cannot be justified under the leases.
However, there are ways to deal with such issues. The people who own the freehold will not just go away and it needs an effort from all sides to want to work together.
What constantly amazes me is how professionally the property industry is viewed but in reality how amateur it actually operates. To me, this means you tackle the injustices and wrong elements rather than just abusing and attacking.
We very rarely get customers for whom nothing will be right. That does not stop us managing for the good guys and keeping on top of our processes and systems.
If we had an answer as to how we get different sections getting along, and eradicating unfairness, then we should be looking at joining the United Nations! In reality of course the Coalition could actually introduce regulation and better protection!
