Selecting a Managing Agent

If you think you are not great, people will agree with you!  This is a fairly simple adage, but one that holds true in all cases.  The challenge, of course, is how you differentiate yourself from the crowd and make yourself stand out.

If you promise and cannot deliver then all the talk and pitching will be for nothing.  On the flipside, if you do not know what the other side’s expectations are then it is nigh on impossible to deliver or perform.

When a managing agent tenders for a project they are not going to say “we can’t do that!” or “we’re not for you!”  So then, how does the prose and hyperbole allow the customer to choose?

Think about any service or shopping trip - you are faced with choice. You have to pick from the marketing blurb and cut through the puff to get to the root of what’s on offer. This is the same when selecting a block manager. 

Taking this into account, I guess the bottom line, after all the analyses and investigation, generally boils down to either price or how good it feels.

We all know of shoppers remorse but when you are making a long-term decision or binding other people into contracts then the pressure on getting it right becomes all the more important.

Well decisions are made and the internet is full of customer reviews and comment.  But how do managing agents know if they received a bad review or there was a personality clash or there was something that antagonised and was entirely irrelevant to the general service?

In reality, they don’t.  Although fair guess there is a general issue if there is a lot of comment made in a similar vein.  A one-off might be worth investigating to get to the heart of the issue or just dismissing it.

Of course, all that said, there would be no competition if the choice was simple. There would be one company monopolising; as opposed to buying their way there!
